Carlson and Magellan Radisson Blu Groundbreaking Ceremony Generates
$25,000 for Chicago Food Depository
Executives of Carlson Hotels and Magellan Development Group recently celebrated a ceremonial groundbreaking for the nation’s premier Radisson Blu Hotel with a $25,000 donation to The Greater Chicago Food Depository.
With 14th Ward Alderman Edward M.Burke, chairman of the Chicago City Council committee on finance, in attendance, the group ceremonially cut a 4-toof-tall replica of the distinctive Aqua Tower at Lakeshore East where the new hotel is now under construction.
Carlson officials in attendance included Thorsten Kirschke, Carlson Hotels president, Robert Kleinschmidt, executive vice president and chief development officer and Javier Rosenberg, vice president of owned and managed operations.
They were joined by Magellan Co-CEOs James Loewenberg and Joel Carlins and Kate Maehr, executive director and CEO of the Greater Chicago Food Depository.
A joint venture of Magellan and Carlson, a global hospitality and travel company, the Radisson Blu Aqua will occupy 18 floors of the mixed-use tower at 225 N. Columbus that was recently proclaimed “Skyscraper of the Year” by Emporis, the international building database.
Based in Minnetonka, Minn., Carlson encompasses more than 1,080 hotels in 77 countries, including more than 680 hotels in the Americas.

Aqua Apartment Transaction a Positive Sign for 2011
Institutional investors advised by J.P. Morgan Asset Management have invested $182 million for a majority stake in the 474-rental apartment portion, as well as parking and commercial space, of Aqua at Lakeshore East.
According to David Carlins, president of Magellan Development Group, the developer of Aqua, which anchors the 28-acre Lakeshore East neighborhood, “recapitalizing the apartments will provide us with more flexibility with our few remaining condominium inventory left to sell.” He continues, “We are pleased to be aligned with J.P. Morgan, one of the most prominent asset managers in the country. This transaction has set the stage for the future of the Lakeshore East development.”
Aqua’s rental component experienced one of the fastest lease-ups in Chicago at some of the highest rents with residents responding positively to the unique undulating balcony designs and architectural-icon status of the tower along with a spectacular amenity package.
In addition, 80 percent of Aqua’s condominiums have been sold and the 334-room upper-upscale Radisson Blu Hotel is scheduled to open this year. “Aqua has performed very well considering the real estate climate we’ve been experiencing,” noted Carlins.
The award-winning, mixed-use 87-story tower designed by Jeanne Gang of Studio Gang Architects includes 474 studio to two-bedroom luxury rentals from floors 19 to 52. The building also has 262 condominium residences on floors 53 to 81, including studio to three-bedroom units, as well as two floors of penthouse units. It also has nine three-story Parkhomes in its base. The 14-story Radisson Blu Hotel is now under construction on floors 4 to 18. The flagship Radisson Blu Aqua, Carlson Hotels’ first in the United States, is a joint-venture with Magellan and will include a 12,500-square-foot ballroom, 27,000-square-feet of meeting space and a 150-seat restaurant and bar as well as 334 guest rooms.
Carlins noted that while apartment investments have been lax, the arrangement with J.P. Morgan was energized by an improving lending climate and occupancies and rents that have risen significantly. The deal with Magellan, brokered by CB Richard Ellis, is believed to be Chicago’s largest multifamily deal in more than three years and among the top 10 apartment sales in the country this year.
Carlins said that the sale will allow Magellan to pay off a $175 million balance on a construction loan for the internationally acclaimed Aqua tower whose long list of awards includes the prestigious 2009 Skyscraper of the Year Award by Emporis, the international building database, besting more than 300 competitors worldwide. NNP Residential, Magellan property management affiliate, will continue to manage Aqua rental apartments.
