The first residential condominium completed at Lakeshore East, The Lancaster is a boutique community containing 209 residences in a 29-story union of sleek architectural design and refined interior spaces. The Lancaster boasts many amenities including a health club and private party room. The large pergola at the roof level creates a contemporary top to the building and provides an exciting outdoor entertainment space for the residents.
As Architects for this project Loewenberg designed this 323,000 s.f. condominium property to be a striking icon for high-living standards in a new community. Residences were designed with recessed balconies that provide private outdoor space while the floor plans create an expansive feel through the use of floor-to-ceiling curtain-wall. The reflective, Low-E curtain-wall façade provides a contemporary edge to the newly-completed 6-acre Lakeshore East Park, while the base of the building, articulated with stone, ties the building to the pedestrian scale.
Work on the project required extensive coordination with the Department of Planning, Board of Underground and Department of Buildings as the building was constructed simultaneously with the completion of its surrounding infrastructure. As Structural Engineers for this 29-story tower, CS Associates not only had to design for the high wind loads imposed by a structure sitting in close proximity to Lake Michigan, but also had to be concerned with the construction of a City of Chicago public roadway sitting over four levels of private garage, the lowest level of which was a utility easement.
