A retail/commercial/office base combines vision and spandrel glass, with a marble arched entry. the parking garage elevation masked with "z" shaped vertical members allowing light and ventilation. A marble clad arch serves as a building identity as well as functional transfer beam. The residential tower which begins at the 8th floor, is aluminum and glass and is highlighted by balconies. A plan change at the 40th floor introducing larger floor plans allowed and interesting change in the exterior elevation.
