A condo unit in Downtown Chicago with a private outdoor pool has sold for $20.56 million, the developer said.

The 5-bedroom unit is located at the Magellan Development Group’s Residences at the St. Regis Chicago, according to Sean Linnane, an executive vice president at Magellan. He declined to identify the buyer or the asking price, but said the purchaser requested to combine multiple units and outdoor space.

The deal is the most expensive recorded sale in the Chicago area so far this year, according to Mr. Linnane. The record for the priciest sale in the area was set by hedge-fund mogul Ken Griffin’s 2017 purchase of several floors of a Chicago condominium for $58.75 million, The Wall Street Journal reported.

The St. Regis unit is a duplex located on the 71st and 72nd floors of the building, Mr. Linnane said. It has roughly 11,000 square feet of interior space, including a home theater and gym. The unit’s approximately 8,400 square feet of exterior space has a pool, hot tub and dining area. Magellan was represented in the deal by its in-house sales team, he said.

Located in the Lakeshore East area, the St. Regis has 393 condominium units and 192 hotel rooms, Mr. Linnane said. Residents have access to amenities including a fitness center and golf lounge, as well as all of the hotel amenities, according to Mr. Linnane, who said the hotel is expected to open during the first quarter of next year.

Magellan Group began selling units in the building in 2016, Mr. Linnane said, and over 60 percent have been sold.
